Short-term letting (such as Airbnb) is especially harmful in inner-city apartment buildings where it is prohibited by the Development Approval and strata by-laws, because it effectively turns residential homes into unregulated, hotel-like accommodation.
This undermines the planning system that approved the building on the basis of permanent residential use, and it often leads to increased noise, late-night disturbances, waste and wear on shared facilities. Frequent turnover of unknown guests can also weaken building security and safety, with access devices and entry codes more likely to be lost, shared or misused, and visitors less familiar with fire and evacuation procedures.
Importantly, the impacts and costs are not confined to the host lot owner — they are spread across all residents through reduced quiet enjoyment, increased management workload, higher maintenance demands and potential insurance implications.
Ultimately, widespread short-term letting can erode community confidence and harm the building’s long-term liveability and value, which is why compliance with the DA conditions and strata by-laws is essential.
